CONSTRUCTION AND FINISHING SPECIFICATIONS
The roof structure will consists of 2” x 6” treated pitch pine rafters covered with U-panel pvc or permaclad sheeting fixed to 2” x 3” treated pine battens. Colour clad sheeting can be supplied at additional cost.
Ceilings shall be flat drywall painted with mouldings around the perimeter.
Windows shall be glazed single hung PVC sash windows painted in white.
Painted solid panel doors 1 3/8’ thick and glazed panel patio doors and louvered doors will be installed. Painted architraves will be provided around door openings. 1 x 4” painted skirting will also be provided.
5. Furniture and Fittings
Kitchen cabinets will be of ply and hard-wood. All kitchen countertops will be of granite/porcelain. Kitchen sinks will be of stainless steel.
Vanities will be ply and hard-wood. Vanity tops shall be of granite/porcelain.
Mirrors will be provided over vanities.
Standard toilets complete with seat and cover will be supplied and installed. Bathtubs together with shower mixer and tub spout will be provided.
Ceramic floor tiles will be provided throughout the house. Wall tiles will be provided around the bathtub to a height of 5’-6’ above bath tub.
Trowel Plastic grade 1 and 1.5 will be applied to internal and external walls
8. External Works
Paved driveway and walkways will be provided according to designs. Wells and associated drainage will be provided.
9. Electrical Works
Power will be provided from the nearest electrical pole above ground to the house. No other light fittings or fixtures will be provided other than those required by the Government Electrical Engineer.
Wiring for and AC unit is not included, but can be provided at additional cost.
10. Solar Hot Water System
No solar hot water system is included. A 66 gallon or 80 gallon hot water system can be provided at an additional cost.
No fencing is included. A standard height fence (4ft – 6ft) either in green or silver can be provided at an additional cost.
